Using a VA Loan to Buy a Multi-Unit Property
You can buy up to a 4-unit property with a VA loan, as long as you live in one unit.
VA loans aren't limited to single-family homes. You can use your VA benefit to buy a property with up to four units, as long as you occupy one of them as your primary residence — making it a popular (if under-discussed) strategy for veterans interested in house hacking or building rental income.
Generally a good fit if you...
- Want to live in one unit and rent out the others to help cover your mortgage
- Are comfortable being a landlord, or plan to self-manage in the early years
- Want to build toward a rental portfolio without a large down payment
General guidelines
- Unit limit: up to 4 units, financed as a single residential loan
- Occupancy: you must move into one unit, typically within 60 days of closing
- Rental income: some or all of the projected rent from the other units may be used to help you qualify, depending on the lender and your experience
